Upcoming Demolition of 414 King Street West in Cobourg

The Town of Cobourg would like to advise residents of an upcoming demolition to the existing structure located at 414 King Street West.

The Town of Cobourg purchased the subject property at Council’s direction in order to prepare for the expansion of the adjacent wastewater treatment plant (WPCP#1) and to construct an adequate industrial standard driveway to WPCP#1.

WPCP#1 is located at 420 King Street West on a small parcel of land with little to no room for expansion. The single driveway access is shared with the adjacent property at 422 King Street West via a 10’ (3m) wide strip of land owned by the Town. A 3 m access road to an industrial facility is not sufficient nor is the construction standard of the driveway in consideration of the heavy vehicle traffic that it should be designed to withstand i.e. Hauling vehicles for biosolids, etc.

Staff have met with the Ganaraska Region Conservation Area (GRCA) staff to understand permitted construction constraints due to the Cobourg Creek flood plain and the concept of expanding the capacity of WPCP#1. As this is a regulated area and within the floodplain, the highest and best use of the subject property would not support any type of intensive residential or employment type uses.

Staff are actively working on the Environmental Assessment of WPCP#1 that is required to evaluate options and determine a preferred solution for the expansion. The study is expected to take up to 18 months to complete. The updated driveway to WPCP#1 will be constructed in coordination with the reconstruction of King Street West in 2026.
